​Equestrian Woods Neighborhood

The Equestrian Woods Maintenance Association, Inc. (EWMA) was established in 1986 as a corporation charged with the maintenance of common properties and easements within the Equestrian Woods development. "Common Properties" includes the horse paddocks within the development and two barns which are both owned by the corporation.  Also included in "Common Properties" are the two main entrances and the equestrian trails, which are made up of access easements on the private deeds to many of the properties within the development, providing for an unpaved walking and horse riding path through the development with limited interaction with streets or traffic.  Maintenance includes the upkeep of grass, trees, bushes and fences that separate these easements from the remainder of the private properties for which they are a part.  Ownership of property within the development also conveys "ownership" in the EWMA corporation, as a voting member, which is defined by the founding documents which are filed with the Jessamine County Fiscal Court.  While many of the original Deeds of Restriction have lapsed, By-Laws of the corporation have established the continuance of those original restrictions as a Standards of Use and Standards of Appearance which is enforceable by actions of the Board of Directors of EWMA, Inc.
