Owning a Home in Equestrian Woods

 

If you are considering purchasing a home in the Equestrian Woods Development, then know that you have the opportunity to join a unique community that comes with great amenities and great responsibilities.  We encourage you and your team of real estate professionals to reach out to our board president to gain a full understanding of our neighborhood, and to determine if your property has any open issues with the corporation that will need to be addressed in your purchase agreement.  In addition, our president will be able to advise you as to the process that you will need to undertake for any modifications that you might wish to make, upon the purchase of the property.

When you purchase a home in our beautiful neighborhood, please know that you will become a part of a very unique neighborhood.  You have access to grassy walking/jogging trails amongst mature trees and a center green space of picturesque horse paddocks, barns and horses which are accessible to anyone living here.

 

Owning a home in Equestrian Woods means you are a voting member of the Equestrian Woods Maintenance Association Inc. (made up of 127 homeowners) is responsible by Article and Covenant filed with the Jessamine County clerk for the maintenance and upkeep of common properties. As defined in those documents, the common properties are the the landscaped entrances, the walking/jogging trails, the ten tear-drop shaped islands found in the cul-de-sacs and the horse paddocks and barns.  So Congratulations!  You now own 127th of a horse farm! Those fences aligning those trails and paddocks are included for maintenance in the common properties.

 

Our trails are beautiful with mature trees, many of which were already here when the neighborhood was developed from a working Kentucky farm almost 30 years ago.  Our horse paddocks are picturesque with many mature oak trees on each side of the gravel road connecting our two barns.  We have spaces for approximately 12 horses in the paddocks. Homeowners within the neighborhood have the first priority for leasing paddocks and barn stalls. (See the Horse Boarding page for details.)

 

In order to maintain all these common properties, which includes mowing, weeding, tree and tree limb removal and fencing upkeep, the homeowners have an annual assessment fee to pay which is part of the home ownership in the neighborhood.  The management of these properties is performed by a Board of Directors for the Association which is made up of the voting membership.   Any homeowner is eligible and encouraged to serve on a volunteer basis,  and to serve on the Board of the Directors.
